With your assistance, the Independent Real Estate Agent will get the best possible price for your property. Remember they are experts in their areas. However, there are a few things you should keep in mind.

Real Estate buyer’s first impressions of your property

First impressions are indeed lasting. Take a look at your property through a buyer’s eyes. You can do this by standing across the street and noticing things as if you were a prospective buyer. Walk through your property with a pen and paper, noting things from a different perspective (the buyer’s eyes). This will help you remember your to do list.

Welcoming real estate buyers to your property

The neat and tidy home says ‘welcome’. A prospective buyer must be able to picture themselves living in this property. Appearance is important on many levels. Always do your dishes prior to an inspection. Even though location, size and floor plan are the basic ingredients, a neat exterior puts the cream on the cake. In this market where buyers have a smorgasbord offered to them, your property needs to deliver exactly what they are looking for.

Lawns should be trimmed and edged, gardens weeded and objects such as shoes and toys removed from entrances. Driveways and curbs lined with cars detract from a tidy, easy care appearance.

A clean, bright interior presentation is part of the package. Pack away as much unnecessary clutter as possible. (Don’t fill up all your cupboards with this either, or your garage to the brim) – find a suitable place to store so as to give the best impression of space with your property for your buyer. Let as much light in as you can, and ensure as much fresh air as possible through the home. It should be neat and tidy but not necessarily a showpiece. It should feel comfortable and inviting. Plants and fresh flowers are a great way to brighten up the rooms. Also, pack away all your personal items such as pictures on the walls and placing unique odd one offs into a box for safe keeping. No objections need to be present while showcasing your property.

Real Estate Buyers see Repairs as an Expense

Minor repairs may only cost a few dollars to fix, but may cost you thousands of dollars in your final sale price, so:

  • Do fix leaking taps
  • Do repaint the deck (pay particular attention to the entrance)
  • Do repaint a feature wall to main colour if needs be
  • Do oil squeaky hinges and windows
  • Do repair broken and torn fly screens
  • Do tighten loose doorknobs
  • Do repair minor cracks

However, DO NOT carry out major expensive repairs without talking with your Independent Real Estate Agent first.
